Well, I have been online reading many, many blogs about this company but nothing recent. I tried ePerks when they first launched. I knew that it was a start-up company and that they were trying to get off the ground…BUT, they had a money back guarantee! So, what’s to lose? Nothing, right? WRONG!

I tried ePerks for 8mos just like I agreed. I received approx 6 leads- they were all either wrong #s or bad email addresses- I never spoke to any of them or set up any apptmts so when my time was up, I requested to be discontinued & for my refund. Of course they tried to sell me other things or give me a few more months free if I didn’t have to have the refund, but I got nothing from them, so insisted on the money back. They agreed & even sent me a certificate with an authorization number  showing that they verified that I did not close any of their “leads” over the 8mos I was with them & that I would receive my refund in the amount of $739.50.   I emailed eperks support last wk b/c I still had not received my refund which was to be put into my acct no later than 12/15/08.

Yesterday, Michael with ePerks called me on my cell phone & said that eperks will be filing for bankruptcy & will not be refunding my money. I was floored. This is really upsetting to me. I cannot believe that a company that is STILL selling memberships would tell me that they will not keep their word. He said that I have 2 options- that I can walk away now with 20% of what they owe me “so that I get something” or I can agree to be pd out over the next yr, but if they file for bankruptcy then they owe me NOTHING. We discussed this for several minutes & I told him that I wanted my options in writing & that I would contact an attorney to see what my rights are with regards to this. He said “an attorney will tell you to take what you can get b/c once we file for bankruptcy you will get nothing” He ultimately refused to send me my options in writing – he stated that I have to choose which one I am taking & then he’ll send me that one in writing. I told him that I was taking the option where they put my $739.50 back in my account by 12/15/08 & he said that isn’t going to happen

WOW! Take it from someone who just lost over $700 – If ePerks is contacting you & making promises, please-please, do not believe them. I have not had time to consult w/anyone about what I can do or if I will get my money back, but I felt like vomiting when the rep (Michael) told me that times are really tough for the company with the economy being like it is and unfortunately eperks didn’t get to be part of the government bail-out & doesn’t have the money to pay back all of the people that want their money back. He said that he even had to take a pay cut….

I am sure that he could care less about what is going on in our lives or that they took over $700 from a mom with 3 elementary school age children… The sob story from the eperks rep just topped it off. If they can’t keep their word, then they deserve to fail in this industry!

If you have had a bad experience w/them please post it so that others will know & will not fall into this trap. Thanks for reading & Happy Holidays!

During what most of the world is calling a recession I have had my best year in Real Estate. Simply put, I’M NOT PARTICIPATING. This has become a saying within my church family & has helped me have a great outlook on what is going on in my world, my life & my future. Please understand that I am not a ‘blogger’  so I have no idea how to be interesting. I just need a place to get my thoughts on this crazy world out of my head, so here seems to be a good place.

With Christmas approaching it seems that we need to re-think what we do, say & how we act. Instead of dwelling on what we don’t have, we have to learn to make the most of what we do have. Working consistently to do better not only makes you a better person, but gives you confidence. For my real estate buddies, be confident in yourself!

This is a great market for buyers. Buyers should be buying! Interest rates are still very, very low and prices are down a little in my part of Texas. There are great deals out there, but soon this will be over. Don’t wait- buy now, before you miss out! If your credit stinks, work on it- fix it- get help….find a Realtor that knows how to get you set up w/a reputable credit repair company or that can get you into a lease/purchase. Owning your own home builds wealth & changes your outlook on life. I know,  my husband & I  bought  our first home when we were 19 & 20. It was not a grand home & definitely not  our dream home. It was 1131sqft and cost us $46,800 & we were PROUD!

For sellers- if you are “moving up” then you are really a buyer, so buy while the deals are good & even though you may not make as much profit on your sell, you will profit in the long run on your purchase.

I got this really cute listing in LaPorte not too long ago. It has been viewed online many, many times. My pictures don’t show off the home to it’s fullest, but are pretty good. The home has great features. It has had a new driveway poured, recent siding put on, recent roof. It has some very unique features such as a real brick wall in the dining area. The covered patio and huge backyard make this a great home for a family since there is plenty of room for a pool or a swingset- whatever you can think of….and with backyards continually decreasing in size, this is a huge selling point. Make sure that you come check it out while interest rates are so low! It is listed in mls & it is very easy to schedule an appointment to view it. I know that some people have seen the CAD sqftg and decided not to make an appointment, but the home feels larger than the appraisal district says it is. You will not be disappointed.

Well, every year I try a new form of marketing. This yr the homes.com rep caught me on the right day & I have decided to try them. Anyone have comments for me on whether this worked/works for them? If you have used- how do I get the maximum benefit out of this service?

I signed up for ePerks last yr & took a yellowbook ad the yr before. Neither one of those generated any business at all. ePerks had a 100% money back guarantee if you stayed w/them for 8+ mos, but they have now ‘revised’ that guarantee….wonder why. Hopefully this works better   =)

Mobile homes on the market

Are you looking to purchase or sell a mobile home right now? A recent experience has shown me that it may not be in your best interest. Since May of this year myself, my buyer and the owner of the property have been doing everything possible to get their deal closed. It seemed like it was never going to happen. Luckily, none of us were on tight deadlines and it finally closed last Friday….but it is the end of October. In hindsight, the main problem seems to be that the loan requirements for a mobile home are very strict. The chattel loans that are pretty popular leave the home as personal property rather than real property making it a mess to try to get things done. The property has to be surrendered to the State as Real Property before the lender will even work on the new loan. I have now found out that there are a few companies that will handle all of this at closing, but not very many. Also, there are only a select few title companies that will work on these deals because they are so complicated. I would like to publicly thank TATCO in Humble for working on this one for the last 5mos & seeing it through despite all the challenges.
